MOLD OPERATIONS AND MAINTENANCE PLANS & MOISTURE MANAGEMENT PLANS


Overview


Although mold spores are a normal component of the environment and are present in both the indoor and outdoor air, the health implications of mold have become an issue of increasing concern in recent years. In well-constructed, well-managed and well-maintained buildings mold issues are rarely a concern. However, in poorly maintained buildings, regardless of their location, it is only a matter of time before moisture and resulting mold problems surface. All mold problems are the result of water, either as a direct liquid (rain, pipe leaks, etc.) or as water vapor (moisture carried by the air). When building materials become moist or water-damaged for any reason (i.e., excessive humidity, chronic leaks, condensation, water infiltration or flooding) molds will likely begin to grow. Molds are usually visibly apparent as green, black, brown, white, or orange discolorations on affected building materials. However, even unseen many molds give off characteristic “mold-like” odors and are often first identified by their smell.

The purpose of Moisture Management Plans is to assist building owners and managers in establishing procedures for preventing and remediating any mold/moisture related problems. These Operations & Maintenance (O&M) plans cover:

- Prevention of mold & moisture problems through routine maintenance
- Remediation and clean-up procedures for mold and moisture problems
- Communication with residents regarding mold and moisture problems
- Maintaining documentation regarding mold and moisture problems

Concern about mold in both the residential and occupational setting is escalating. While there are many unanswered questions about potential health effects of mold, it is prudent for property owners/managers to:

- Repair any known conditions involving excessive moisture that could, under the right conditions, lead to mold growth
- Clean and remove any mold growth when it occurs

In order to accomplish this objective, it is important to establish a partnership between the property’s management staff, maintenance staff, and residents to quickly identify and respond to any moisture-related problems.
